Recent  maintenance, upgrades, and improvements to 421 W. Farrel Rd. Property


1.) Purchased and installed the following new appliances:

A.        Frigidaire 4.2 Cu Ft. elect., self cleaning, stainless steel double wall oven. Dual radiant baking and roasting, and Star-K certified Sabbath mode.
B.        Jenn-Air downdraft radiant cook top. Black with stainless knobs.
C.       Commercial size Panasonic stainless steel microwave.

2.) Replaced the compressor in the SubZero refrigerator and changed the relay kit on the freezer. The compressor is under warranty and should last
20+years.

3.) Replaced all the old brass cabinet and drawer hardware in the kitchen and master bathroom with pewter knobs and back plates in the kitchen, and
bronze in the master bath.

4.) Added complete new bathroom fixtures for the sink and whirlpool tub in the master bath.

5.) Added complete new bronze bathroom fixtures for the cottage shower and tub.

6.)
 Installed new hardwood oak plank floor to replace the carpeted flooring in cottage living area.

7.)  12,000 BTU air conditioner with remote control
installed in the cottage.

8.)  New large front porch
poured for cottage.

9.)  New wood deck built on to the back of the cottage.

10.) Major landscaping improvements and additions: To include trees, plants, flowers, sod, mulch, garden statues, pottery pots, birdhouses, stepping
stones, etc. (all remain with house).

11.) All outer wood surfaces (fascia, soffits, patio and porch ceilings, doors, etc.) professionally painted on both main house and cottage.

12.) Updated and installed new lighting in main house: Nolco “Paris Left Bank” chandelier and custom painted medallion in living area. Art glass wall
torchiere in third bedroom. Pewter vanity lighting in half bath. Replaced the old ceiling fan in the third bedroom with a new one with a light kit. Added
a new light kit for kitchen fan. Replaced the old ceiling fan with light kit on patio, and replaced the old ceiling fan in the cottage bedroom.  

13.) Interior walls painted in 2 bedrooms and office nook.

14.) Renewed
Kincels maintenance contract on central AC unit - transferable.

15.) Renewed central alarm system contract (transferable – nothing due until Sept. ’0
9).

16.) Purchased termite contract that covers house, cottage and garage – transferable.

17.) Added limestone walkway at side and behind garage.

18.) Tree removal. 80+ foot Pecan tree next to the house removed as a safety precaution. The limbs were precariously hanging over the house.

19.) Stained the existing main deck.

20.) Sealant paint applied to garage floor.

21.) Pressure washed entire property: House, driveway, cottage, sidewalks, fence and part of roof.

22.) Carpets professionally cleaned.

23.) Master bath shower doors cleaned and resurfaced.

24.) Added interior décor that will remain in the house: Architectural implements such as door headers, fireplace screen, new switch plates & outlet
covers, window treatments, decorator rods, etc.

25.) Repairs and maintenance to driveway, fence, gutters, roof, interior doors, plumbing, and more.
